This property is one of a kind. It consists of two parcels with a total size of 0.907 Acres on Monkeyman Caye, one of the islands pertaining to the Turneffe Atoll. It is located to the south of Ropewalk Caye. One of the parcels has a poured slab in preparation for a small home or structure on the property.
Due to the shallow saltwater flats surrounding Monkeyman Caye this would be a perfect opportunity to convert this small island into a destination for fly fishing as the Turneffe Atoll is the Caribbean’s top destination for bonefish, tarpon and permit.
The Turneffe Atoll is a chain of small Caribbean cayes (islands) southeast of Caye Caulker and Ambergris Caye. It can be reached by boat from Belize City and the ride will take approximately 1.5 hours, depending on the weather. Turneffe Atoll one of three atolls of the Belize Barrier Reef, and provides many top dive sites.
The atoll was officially declared a marine reserve on November 22, 2012 as it is home to more than 500 species of fish, 65 species of stony corals, sea turtles, manatees, dolphins, seabirds, and other wildlife. Large expanses of intact mangrove and seagrass habitat and shallows are home of a wide array of fish species, crocodiles, lobster, conch and other invertebrates. The salt-water lagoons and mangroves also provide primate habitat for a variety of species, including juvenile fish and breeding birds. The Turneffe Islands have one of the largest nesting areas in the Caribbean for American crocodiles, a threatened species.
