INFRASTRUCTURE

Worrying about water availability? Well, this home is designed with three independent cisterns that supply the property with water, 2 each 5,000-gallon cisterns located to the north of the main house, and one 8,700-gallon cistern under the staircase of the second building. There are two independent water pumps that are capable of pumping from any cistern, assuring consistent water supply, even if one pump breaks, or if any of the cisterns are empty. With 2,230 sq. ft of roof on the main building and 900 sq. ft of roof on the second building collecting rainwater by way of a unique two-foot-wide solid concrete gutter system; the cisterns tend to fill and stay full all year long with our average of 60” of annual rainfall.

ELECTRICITY

Electricity is supplied from a 200 amp, 240 Volt Three Phase step down transformer based at the Northeast corner of the property. Both the main building and the second building are wired to utilize a standby 7kW, generator housed in the garage section of the second building which will supply power for refrigeration, the water pump, lighting, fans and selected receptacles in both buildings in case of a general power outage.

PROPANE

Propane storage is located at the second building and supplies propane to the water heaters, the clothes dryer and the cook tops in both the main kitchen and both apartment kitchens. Propane can also be supplied to a propane stand by generator, if the present diesel powered Lister Generator is ever replaced.

The house is equipped with an 8’8” Satellite dish for a maximum TV reception (currently through DirecTV). The apartments were wired for satellite reception, but no dish has been installed at this time. There was also a Hughes Net Dish installed with hard wiring to the living room, master bedroom and guest bedroom in the main building. The house is now within line of site of a Smart telephone tower, with excellent modem capabilities for Internet access, so the dish is now dormant, but all wiring remains. The living room is also equipped with a Bose Entertainment System.

ENERGY MANAGEMENT 

Both buildings were designed to conserve energy use as much as possible by utilizing foam filled cores in the concrete walls for insulation, clay tile roofing with foam insulation pads between the tiles and the sub roofing, and many large double glazed windows to allow as much breeze as possible to keep the home cool. There is also a 5-ton York A/C unit for the downstairs of the main building, a 4-ton York A/C unit for the master suite, a separate split unit A/C for the guest bedroom, and both apartments in the second building are set up for split unit A/C installation.

This gorgeous home is being sold completely furnished with all kitchen and laundry appliances, beds, couches, chairs, dining room table and some dressers. Most of the art work and a few pieces of sentimental furniture will be taken by the owners upon sale. But all pots, pans, plates, silverware and other kitchen utensils will remain. The apartments in the second building are not furnished.

ENVIRONMENT AND LOCATION

Due to its unique location, atop one hill, but surrounded completely by other heavily wooded and pristine hills, with the Warrie Head Creek valley to the West; this property enjoys a fabulous bio diversity of both flora and fauna.   The Warrie Head Creek is home to at least three troops of Black Howler Monkeys, and their haunting but enchanting call is frequently heard.   White Tailed Deer, Agouti, White Collared Peccary, Giant Ant Eater and the elusive Jaguarondi have all been spotted on the property or the road leading in.   For the bird watchers, the dawn chorus includes both Keel Billed and Collared Aracari Toucans, Laughing Falcons, both Mealy and White Fronted Parrots, and the Olive Throated Parakeet.   The native vegetation also attracts many species of humming birds, Trogons, Orioles, Tanagers and the spectacular Red Legged Honey Creeper to name just a few.

From there, you are only 20 minutes from either Belmopan or Spanish Lookout.   It is only a 30-minute drive to the Belmopan Airstrip where Tropic Air has scheduled flights to Belize International and Municipal Airports.   To the West, it is a 45-minute drive to San Ignacio, or an hour and a half to Guatemala.   To the East and North, it is a 1 ½ hour drive to Belize City, or a 3-hour drive to Mexico.   To the South, Dangriga is two hours away, and Placencia is only a beautiful 3-hour drive.
